Marketing Plan

1. I will have a “For Sale” post sign, custom website rider, and flyer box on your property
2. I will market your property through MLSListings; a Multiple Listing Service available to 20K+-agents in Santa Cruz, Santa Clara, San Mateo, San Benito and Monterey counties
3. I will have a professional photographer provide high-quality photos to be used for all our marketing
4. I will have a professional stager help with arranging your existing furnishings to its best showing potential, or bring in additional furnishings, if needed
5. I will prepare a color flyer that will be available both on the post sign out front and in a flyer box inside your home
6. I will have a binder available at your property with all the reports, disclosures and other pertinent information a buyer may want to look, with that same information available on-line for agents and buyers to download
7. I will invite agents to preview your property on a Thursday Broker’s Open House tour, with brunch or lunch provided
8. I will promote your home at our Thrusday Marketing Meeting with 30-40 top-selling agents
9. I will hold special weekend open houses, promoted through the various websites and through prime placement in the newspaper
10. I will mail a high-quality, color postcard advertising our open houses to 300-500 homeowners in a targeted area surrounding your home
11. I will feature your home on JanetRomanowski.com and DavidLyng.com, and market your home on Realtor.com, Zillow.com, Redfin.com, Craigslist.com, and various other real estate sites
12. I will market your home through its own custom website, such as 123MainStreet.com
13. I will showcase your home with a Virtual Tour, syndicated to the various real estate sites
14. I will promote your home through targeted Facebook ads
15. I will send an “e-blast” showcasing our Broker’s Open and weekend open houses to the 3K+- agents in the Santa Cruz and Santa Clara areas we have email addresses for
16. I will provide you with copies of all marketing materials used in the promotion of your home, and contact you with marketing reports on any showing feedback or sales activity that may affect your sale
17. I will coordinate your fix-up work, inspections, escrow, and closing in order to achieve a timely and successful sale
18. I will represent you and negotiate for you the highest possible price
